“A bad neighbor is a misfortune, as much as a good one is a great blessing.” -Hesiod
A Chinese proverb once said that a good neighbor is a priceless treasure and indeed they are. Although it is an often overlooked aspect when it comes to looking for a prospective house, it should be an integral element when it comes to looking for the right neighborhood. After all, a good neighbor does not only foster a community of helpful friendliness and comfortable living; it cultivates a good relationship among all the members of the society as well. However, it is not only enough that your neighbors are good, but you also need to be an excellent neighbor to them as well. After all, these are the people you live in proximity with so it is only right that you establish a good relationship with them. So, if you have just moved into a new neighborhood or are seeking to make new friends with the neighbors who have just moved in (whether you may be living in a condominium in Manila or elsewhere), here are ways you can be an exemplary neighbor:
1.) Be welcoming
It might be a little awkward to start up a conversation with a neighbor who is new to the community and even harder if you have lived next to them for months or years, but it can be done. Break the ice by introducing yourself as soon as they move in or if they have been around for quite some time, talk to them. Inviting them to a delicious meal or giving them some of your homemade cookies would not hurt either.
2.) Strike up a conversation
One of the easiest ways to establish a relationship with your neighbor is to strike up a conversation whenever you see them. Instead of just smiling and waving, ask them how their day went and do some small talk. In this way, you can get to know your neighbor better. Remember, try not to broach on topics that are too personal—well not until at least you know your neighbor fairly well and have established a close relationship with them.
3.) Do not snoop on your neighbor’s business
If you have been invited into your neighbor’s home, do not snoop around. Wait for him or her to give you a guided tour and if he or she does not, do not wander. Simply stay where he has invited you. Furthermore, do not try and pry into your neighbor’s personal life as this might make them feel like their privacy or personal space is invaded. Wait for your neighbor to open up to you in his or her own time and if they do not, do not pressure them into doing so.
4.) Be responsible for your pets
Be a little considerate of your neighbors if you have furry friends about. Make sure that your dog does not bark in the wee hours of the morning and also, do not let them leave their waste in your neighbor’s yard as this is one way to ruffle their feathers. Be responsible for your pets, and your neighbors will thank you for that.
5.) Do not be noisy
Should you be throwing a party or hosting an event in your house, let your neighbors know in advance—especially if,, you expect it to be a little rowdy. However, should your event last way into the night, try to at least tone it down and keep your voices down. Warn your guests not to get too uproariously noisy as this is a guarantee that your neighbors would be irked. Or worse, they might even call the cops on you.
Remember, if you want a good relationship with your neighbor, it has to start with you as well. Be a good neighbor yourself and maybe that is all you would need to make a difference. You might never know, but the neighbor you have been living next to for years might just be someone you can consider as a close friend.
The students just started this school year, and our ever-hard-working laborers are still working year-round, as usual. For many of us, travel going back and forth to our school and work is such a hassle. Imagine being stuck in traffic and you have a class at 8 in the morning, or have a meeting at 1 in the afternoon. You might have left your house three or four hours earlier, but it just won’t do. Unlike the people who are in a condo for rent in Makati, they don’t seem to have any problem if their school or workplace is just near their place.
To give you more of the mentioned above, here are some of the perks if you are residing near your school or work:
You are well-rested
It means no alarm four of five hours before you need to leave home. Thus you have extra time to sleep. You can do many things at home after school or work. You may be tired, but you still have a lot of time to do whatever you want or gain energy thru having a good rest. Isn’t it lovely?
Less time on the road
Given that the traffic in the Metro, well actually everywhere in the Philippines, brings out the worst in us, you will do anything just to get out of that trap. Having less time on the road is just pure nirvana we are all aiming for. Moreover, you are saving a lot of money and energy if you just live a few blocks away from school or work. You can walk for a few minutes or go bike, a workout that you can do in your daily life.
You can go back and forth to your place quickly
If you accidentally left something at home, you can get it and be back at your school or workplace in a jiffy. You can also spend long breaks at home, be at ease knowing that you can get no traffic. Hooray!
Feel free to invite friends and colleagues to come at your place
If you need to do projects or merely for bonding, you can have your friends and colleagues to come at home. It will be very easy for your group to go since it’s just around your area (school or office). It is also economical to hang out or spend your vacant in a house than renting a hotel, go out to eat at a fancy resto, etc. You can have your people swim (ask permission or sign them as guests) in your condo’s pool and cook scrumptious food at home. Having quality time with friends and at the same time being practical with your choices have never been this easy.
If there’s any emergency at home, you can easily storm your way
You get to your school or office around 10 to 15 minutes of walk, and if there’s an emergency, you could surely fly your way for like 5 minutes or less. Might be exaggerated but the fact the whenever someone needs your help or the like, you can quickly excuse yourself (and it’s reasonable).
More time for yourself and family
Given that you are just a few blocks away, you have less time on the road and more with your family, and to yourself of course. Work-life balance seems easier to do if you choose to live near your workplace or school, or vice versa.
Does it speak to you on a personal level? Well, it’s either a calling that you should consider moving somewhere near your current school or workplace or affirmation that your decision to live in a condo in Makati is an excellent choice. Whatever it is, I hope I was able to showcase the little perks you can have if you reside near your school or workplace.
“Often what’s wrong with some modernist houses – they’re kept vacuum-sealed all the way through. And then people wonder why they haven’t any atmosphere.” – John Stefanidis
We all hate damages. Especially when your favorite thing is broken, we feel like we have already lost a very important thing in our life. Whether you like it or not, damages at home are inevitable. One of the reasons is probably because you consistently used that particular thing. It does not matter if you lived in a condo for rent in Bonifacio Global City or any condominiums in the Philippines, you will find damages at home.
But just because might notice some damages, that does not mean that it is going to be a big deal. There are a lot of damages where you can fix it yourself. You do not need to call a professional just to fix it for you. Keep in mind that some damages may be simple enough for you to mend it. To give you an idea, we list down some things you have at home where you can fix yourself.
1. Uneven shower stream
If you know that there is something wrong with the shower, then you should check behind the shower’s handle. There is a valve that is responsible for correctly mixing hot and cold water, and kept the pressure consistent. But before you do the fixing, make sure to shut off the water to the shower, then you can now remove the screws holding the handle through the use of plier and the trim plate on. After, install a replacement pressure to balance the cartridge.
2. Toilet bowl scratches
This is also one of the many things at home where you can fix it yourself. If there are any bowl scratches or anything that keeps the bowl from flushing, then you can clear it with a drain snake. Scrubbing the marks with kitchen scouring pad is also another thing you can use to fix the toilet.
3. Sluggish vent-hood suction
When you have poor suction in your kitchen sink, then you probably need to replace the motor. But before you start fixing, always remember to shut the power to the hood and remove any filters. You also need to pull out the fan blade and find the motor’s wiring harness. Unclip it and unscrew the motor from its blanket. And then attached the replacement motor and reconnected the harness before you install the fan blade again.
4. Dripping dishwasher
This is one thing that we hate whenever it is damaged. Keep in mind that constant use of the dishwasher, the thick rubber gasket along the edge of the tub can also become brittle. That is why, it is important for you to examine the gasket and gently pull it out and reseat it into the tub, and then run the dishwasher. However, if the dishwasher is still leaking, then you should get a replacement gasket and install it in the same way.
5. Slow dryer
It is a must for a dryer to have a proper airflow to finish a load of clothing. However, if your dryer is not working, then this might not a start to wash your clothes. To fix it, you need to remove the front panel and housing cover and unhook the door switch’s wires. Behind that is the blower wheel, remove it from the motor shaft with snap ring pliers. You then need to slide the new wheel in place and test that if it spins by hand. If it does, then you have to reassemble the dryer back to its form.
When it comes to home design, it is not just about how it looks or how pleasing it is from the inside and out. Yes, the appearance is an important factor. But an exceptional home design involves the emotion of a person – on what they feel about having such design. Or on how they convey their personality through the design of their home. However, not all homeowners can grasp the importance of a good home design.
Perhaps, for as long as they have a place to stay, then they are cool with it. This may be acceptable, but not a good reason for not having a good design for your home. And it doesn’t matter if you are living in a condo in Manila, having a pleasing home design is within your reach.
Increase peace of mind
Aside from the convenience, you can also have peace of mind in such a way that you don’t have to worry about costly mistakes. Having a good home design would also be beneficial for those homeowners who leave each day, obsessively worrying if everything in their home is in order.
Create a setting for living
Having a satisfying home design would also create a place that looks and feels liveable. It will give you the right ambiance for your home to make you feel comfortable and relax. However, just imagine a messy and lifeless home; you don’t want to live in such place. Right? Well, that would be most likely the scenario if you don’t care less about designing your home.
Enjoyment of a well-designed home
Some people may not be able to realize the value of having a good home design. But when you do, you’d definitely enjoy living in such place. How much more when you personalize and optimize your home? Aside from giving your home a look you wanted, you can also experience having a good feeling and impression to it.
Sets lot of limitation
Yes, designing your home may depend on the things you want to have. However, you also have to know that there are some limitations that you need to consider. Well, limitations such as making sure that the things would match perfectly with the other furniture at home, and other dos and don’ts when it comes to home decorations. But don’t look at the limitations the negative way, this is also one way to make sure you will have a good and satisfying outcome.
Saves money and increase convenience
When you do home design properly, this will give you the freedom to save a lot of your time and money. Homeowners can also experience convenience while living at home. There’s no need to trip yourself from the corners due to the sharp edges and wrong arrangements.
Keeps you and your family save
Before you start designing your home, you need to think about what to do to make sure that everything would be in order. Thinking about how to make the edges of the table or the chair safe to avoid any accidents, and considering the electrical cords that your children might be playing are the things you need to consider when planning for home design.
Having an optimized functional space design
This is also one thing you need to consider when designing your home – having a functional space design. Obviously, you are not going to design your home without any plans on what to do with your room, right? Perhaps, you can have a room for entertainment where you and your family can bond. Well, make sure that there will be enough space for everyone to move around.
The wow factor
As we all know not all homeowners, have a wow factor on their home. However, if you or your family and friends can say wow, then you have a good design on your home. There will always be a feeling of satisfaction from the entrance to every room of your home.

But at least, you should also give a heads up to the people who are important to you. If you don’t, they might have a hard time keeping in touch with you. Telling these people below will ensure that there will be a smooth moving process, which also prevents various hassles and problems in the long run.
1. Family and friends
I’m sure your family and friends are not strangers, right? That means you have to notify them when you move out. At least, if they are planning to visit you in your home, they know where your new home is. Tell them the right address for you to be guided properly without any signs of being lost in the place.
If you live before in a rental home, then you also have the need to notify your landlord before moving out. Of course, you also have to know if you have some pending monthly payments which you forgot to pay. You don’t want you and your landlord to settle your accounts in the court, right? Yes, some landlords are strict enough when it comes to the paying of bills. Well, you’re lucky if you have a landlord who tolerates with that matter.
3. Current employer
Unless you are just moving into a condo where it is near to your office, then notifying your employer about your move is a must. This is one way your boss can send relevant paper works through delivering it to your doorsteps without any hassles at all. Or if not, there are also possibilities that you need to resign since your place is way far from the office, and there’s no way you can be on time at work. At least, your employer will have an ample time finding a new person for your position.
Aside from making sure that you have paid your monthly rentals, you also have to make sure you also have paid your utility bills before moving out. Of course, that is to prevent lapses and other past-due bills you have before. Also, you have to inform your service providers that you are moving out. With that, they can disconnect the services you avail if you decide to. Moreover, notifying utility companies that you are moving will give them a head up when it comes to your electricity, water, telephone, cable, internet, domestic waste collection, etc.

Moreover, if you forget to notify them, this might be the reason why you can’t have and avail advantages since you are registered in the other government agency. Make sure to tell them your full information for as not to avoid complications later on.
Purchasing a property is one of the largest single purchases one will make in life. And when it comes to real estate investment, saving for your first down payment and building home equity can be a way to build wealth for your future. That only means, saving money for a down payment should not be taken lightly. However, If you think saving is as easy as you think it is, wait until you get started.
It’s not to scare you, but to give you a heads up on what’s typically going to happen especially when saving for a down payment. Regardless of the property, you want to invest; be it Solstice or any real estate property, there are certain things to consider when saving.
Find affordable alternatives
The moment you decide to invest in a real estate, compromising is one common thing you need to consider. For instance, you can drop your gym membership for exercising at home. Or perhaps, lose the cable subscription and sign up for Netflix. Having these as your alternative, you can save as much as you can. One thing is for sure; you can still continue to live your life without spending too much on the things you do not need. Moreover, think twice before you buy something – you may not need that particular thing.
Yes, saving may be hard, but that does not mean you should hate it. That means you can break you savings goal down into manageable chunks, and think of a low-cost reward for yourself. After saving a lot of money in week or month, you can treat yourself to a dinner, or something that you want to have. However, you should also be mindful of the price. Just because it is your reward, you should also spend a lot of money on it. Of course, that should also not be the case. Since you are still saving for the down payment, you should also be mindful of the things you are want to buy.
Turn your savings into more savings
Did you know that it is possible for you to turn your savings into more savings? Perhaps, you can consider high-yield saving accounts, certificates of deposit, peer-to-peer lending and mutual funds. Moreover, you have to make sure to get solid advice about whether your timeline is appropriate for various investment options. But if you are not sure about these alternatives, you can go for high-yield accounts. This is one of the most conservative choices you can make since they are insured by the federal government.
Turn your hobbies into side gigs
Whether you realize it or not, you can turn your hobbies into money. How? There are people out there who can appreciate an individual skill where they are willing to pay for your ability. Let’s take painting, for example; some people would buy your artworks. Or perhaps, if you are good at playing piano, guitar, drums or any instruments, you can offer some lessons. With this, you are not enjoying doing your hobbies, but you also earn extra income out from it.
Although saving money can be challenging and daunting, that should not be that hard as you think it is. You can make it fun while you are saving money for the down payment. Moreover, this is one way you can achieve your dream home.
“It’s not how much money you make, but how much money you keep, how hard it works for you, and how many generations you keep it for.” – Robert Kiyosaki
“Man’s nature is not essentially evil. Brute nature has been known to yield to the influence of love. You must never despair of human nature.” – Mahatma Gandhi
By nature, we are all friendly. We tend to smile and make friends with strangers. To some, they even welcome them as their roommates. Whether you invest in a Makati condo for rent or real estate property, there are a lot of advantages when we have someone to share our home with. There will be fun and excitement every day. They can also be your life savior when in times you need them.
However, there are just some roommates that are a total opposite of what you have expected them to be. They might be rude, no manners, horrible, discourteous, inconsiderate, insulting or even worse. Well, for some reasons, you will eventually learn their right color on the later part of their stay. For some, having a roommate is a blessing. While for others, they considered it as a nightmare! To avoid ruining your day, here are some ways on how you can prevent such.
Communication is the key
Communication is one of the crucial factors that you should not miss to do. When communicating, it is a two-way process. For instance, you’re going to talk about a particular issue with your roommate, and he listens. Vice versa. Talking about the problem is one of the standard solutions whenever a problem arises. Yes, you might feel awkward about it, but who cares? You both need to solve the problem immediately to avoid making it worse.
If you think that your roommate doesn’t have any plans to talk about the problem with you at all, then you might want to try initiating it first. You might not know, they are just shy to talk to your first. When you both communicate, you will understand what the problem is and why it is a problem. Of course, if you both understand each other, there will be a harmony between the both of you.
There are just times that we sense something that is so off when it comes to our roommate. Later did we know that they are an off-the-record tenant (e.g.,. an inhabitant who has not signed a lease of agreement). With this matter, communication might be useful, but make sure that you include the landlord when you talk about the issue. This matter already involves the landlord, since he/she is the one who will decide who gets in and goes out. Of course, you have the right to know how come they are living with you when he/she is not a legal tenant of the house. You are just concern with your safety.
When this happen, and you want to get rid of your roommate, you have to make sure that there will be a written statement declaring that the roommate arrangement has ended should suffice. If not, then at least, provide your roommate with a deadline for leaving, at least 15-3o days from the date of the notice. Just make sure that the roommate receives the document and understands what he/she is reading.
Settle the problem in court
When talks are already not useful, then seeing them in court might help. Usually, courts are the least one wants to do since it is already a hassle on the part of the complainant, and of course, for your roommate. But if there is a need to settle things once and for all, the court is what you need. You just want to hope that your roommate will take the hint and gracefully exit to avoid inconvenience on both parties.
Usually, the court staff will give you a date and time for an eviction hearing, and you must be prepared for the legal documents that you need to present to them. With that, the court will likely grant the petition, and your roommate will have no choice but to leave.
